We recently acted for the Martin family in the sale of a property in the popular Stockbridge area of Edinburgh.  Like most of us, and by their own admission, they viewed their property through  'rose-tinted spectacles'.

The Martins called upon our Property Manager Robin Davie to provide an objective view as to the real condition of the property, how it should be presented and what if anything they needed to do to prepare the property for sale.  Robin offered invaluable, objective advice and it was easy to follow - quality counts.  If a property has been well maintained, is de-cluttered, neutral, clean and tidy in all areas from the front door to the roof it is essential in preparing the property for presentation to the market.

Achieving a successful sale for a property in this market means pulling out all the stops to make it a 'stand out', property of its type.  We all have a budget to work towards to achieve this, Robin Davie is aware of that and will advise accordingly.

A purchaser today doesn't necessarily have the free cash to radically change a property and if they can see themselves moving in with very little to do all to the better.

Robin Davie advised the Martin family to adopt a clear marketing strategy with good quality photographs and schedules, flexible viewing arrangements and a realistic expectation of the achievable price.

The Martins followed this advice and took a few weeks to prepare the property for sale even going so far as to have the central heating and boiler serviced, the roof checked for any missing slates following the winter and having the garden tidied for spring.

The property was on the market a total of 3 weeks, 15 viewers attended within the first week, an offer was received within a week and missives concluded one week after that.  An excellent outcome for the Martin family, who listened and acted on the advice given to them.  If a seller is given the  correct advice and adopts the right marketing approach then their property is much more likely to attract a buyer.

Robin Davie Comments: 'if a buyer has to compromise and do even minor decoration or routine maintenance it can be off putting and assist them in driving a hard bargain which can affect the selling price you achieve for your property'.

Purchasers are a more and more sophisticated group and they rightly want value for money and it is my job to assist my clients in fulfilling and meeting purchasers expectations to achieve a successful sale!
