In line with many indicators we have seen a much busier opening to the year than 2011. Sales are up almost 18% year on year which is very encouraging, whilst we have also seen an increase in 1st time buyer properties being sold, many below the stamp duty threshold

Why has this happened?  We think there are a number of factors making a difference, firstly there is a lack of new properties coming to the market and there seems to be more potential buyers. Also, some lenders have recently increased their mortgage rates, we think that many people are now making the decision to move before these rates get any higher and take advantage of lower house prices while they can

There are lots of viewings going on as purchasers want to make sure they are getting the best possible property, suiting as many of their requirements as possible for them and their budget.  Presentation and adding value when selling remains crucially important for the most successful outcome for sellers
